29 Abercorn Place is a substantial residential development located in the heart of St John’s Wood. The building is operated under a Right to Manage structure, with the leaseholders assuming responsibility for the management of the building through an RTM company.

Trust Property Management Limited was appointed to assist the Board of Directors in managing the development and implementing a structured approach to financial governance, operational management and long-term maintenance planning.

Working closely with the Directors, Trust has helped guide the building through a range of operational improvements and capital projects designed to maintain the building’s infrastructure and protect long-term property values.

Supporting the RTM Company & Board Governance

Effective governance is essential for RTM developments where volunteer Directors assume responsibility for complex residential assets.

Trust worked closely with the RTM Board to establish a structured governance framework including:

  • Regular Board meetings and reporting
  • Structured management reports
  • Strategic decision support for the Directors
  • Oversight of statutory consultation processes

Board meetings reviewed operational issues, financial performance and strategic matters affecting the building, enabling Directors to make informed decisions regarding the management and long-term maintenance of the development. 

Trust also provided guidance to the Board regarding the practical operation of the Right to Manage structure and the division of responsibilities between the RTM company and the freeholder.

Financial Governance & Budget Management

Trust implemented enhanced financial management procedures to provide the RTM Directors with clear visibility over the building’s finances.

These measures included:

  • detailed management accounts
  • structured budgeting and forecasting
  • improved service charge monitoring
  • proactive arrears management

Through disciplined financial oversight, the building maintained strong financial control and healthy reserve funds, enabling the Directors to plan future maintenance works while maintaining service charge stability.

In later years the accounts demonstrated exceptionally strong financial performance, with very low levels of service charge arrears and significant funds available to support future capital works.

Operational matters were regularly reviewed during Board meetings, enabling prompt resolution of issues and proactive maintenance planning.
